4 Star Property, 2 Star Rental Income

I started my first ever property investment - 188 Suites since year 2012. When the property is completed in year 2015, I started to enjoy guaranteed income from the developer as stipulated in the S&P. Everything went on sweetly after 2 years of guaranteed rental income. 

Here started the painful experiences. The choices of continuing with the existing developer which re-rent the unit to the 3rd party but they pressed the rental income at least 40% lower than the previous one, or you could opt to withdraw and manage yourself. Of course, you get other choices during that time. There were different houses of property management came approached you with their packages.

I was caught in the trap with the model offered by Subhome. Why did I said "trapped"? This was because never in a month of the 36 months (during contract since April 2017- April 2020) was delivered any result projected. That was indeed a pain. Because you still need to pay the loan, service fees and sinking fund every month; while the rental received was so less and disappointed. Can you imagine 4 star property in a strategic city centre location with 2 star rental income? Obviously it's a mis-management!!

You know, you cannot opt to withdraw before the end of the contract. They said you would need to pay for the price for the termination. So you could only let it run till the end of the contract. 

What happened in year 2020? That's ridiculous! The company started to drag the monthly income report, reason being MCO, pandemic, work from home, bla bla bla. Come On, everyone is working from home but still the work is delivered. That obviously something fishy behind.

In June, they sent out the rental income for the month of Jan-March 2020. Left unpaid with no news when they're going to pay you. They handover my unit in 28 July. This took 30 days after you wrote in to terminate. During that time, they even offered me with new model. I rejected them. 

Subhome initially promised when the unit was handover to me, the final settlement would be done by 20th Aug. IT NEVER HAPPENED! They told you they're struggling. So, owner never struggled? You know the most ridiculous answer I got from them "the bank has given moratorium"! My God! The INTEREST is NOT FREE!

More ridiculous things happened! Reports of rental income after March were not sent anymore. They have whatsapp to serve you but they asked you to email them. All are left unanswered!!! They terminated the TM unifi but they never returned the devises so u got  charged by TM with RM530. And there's TM debt collector keeps calling and whatspp you everyday for the payment. They don't pay you back your deposit, they don't pay your Jan-handover rental income, they don't settle the TNB bills. They never pick up your calls!!!!

You try to settle the issues with them in nice way but they don't bother. The company is like disappeared over the night. No office, no staff, I have no idea what else do they have? What an irresponsible acts of all these? 

Subhome in charge person, stand out, be a man! I'm one of the victims! Your company run away with our rental income, you gotta be responsible! I believe in KARMA!
